🏡 Toll Brothers Unveils Luxury Homes at Sereno Canyon Toll Brothers is launching sales for 31 luxury homes in Scottsdale’s Sereno Canyon, priced from $2.2M, with panoramic mountain views and high-end amenities. The builder also continues acquiring land across the Valley for future residential projects.

🏨 Downtown Phoenix Eyes New Hotel Development Phoenix is moving forward with plans to turn the Regency parking garage into a full-service hotel with 400+ rooms, boosting accommodation near the Convention Center.

🍽️ Sexy Roman Restaurant Coming to Scottsdale’s W Hotel Alliance Hospitality Group will open Sexy Roman this spring, blending Italian-Mediterranean cuisine with experiential dining, marking its second Valley concept.

📽️ LOOK Cinemas in Chandler Closes The Chandler location of LOOK Cinemas has shut down after the chain’s bankruptcy filing, leaving the space open for new tenants in the vibrant downtown area.

🌆 Avondale’s BLVD Seeks Developers for Mixed-Use Project Avondale is calling for proposals to develop The BLVD into a dynamic destination with dining, entertainment, and more, adding to the district’s growing appeal.

🏡 Real Estate Trends

The Phoenix housing market is giving us mixed vibes right now. Prices per square foot went up 1.1% from January to February, but don’t let that fool you — it’s mostly thanks to a surge in luxury sales. The median price? Still holding steady at $450,000.

If you’re selling, here’s the deal: 15 of the 17 biggest cities in the Valley have shifted in favor of buyers this past month. Fountain Hills, Maricopa, and Paradise Valley took the biggest hits, while Goodyear and Queen Creek managed to hold their ground with small gains. Supply is growing faster than demand, especially in more affordable areas like Maricopa, where inventory is piling up.

Good news? Demand might pick up now that the Super Bowl is behind us. And while foreclosures are rising, they’re nowhere near crisis levels. New home sales slowed a bit in January, but prices are still up 6.6% compared to last year.

One thing to keep in mind: Average prices are climbing, but that’s mostly because of high-end sales. If you really want to know what’s happening with typical homes, keep an eye on the median price—that’s where the real story is.
